Mortgage Payment Guide

A mortgage payment can contain several separate costs. Principal and interest repay the loan itself. Property taxes and homeowners insurance may be collected through an escrow account, while HOA dues and mortgage insurance can add to the monthly housing budget.

Principal and Interest

Principal reduces the loan balance. Interest is the lender's charge for borrowing. With a standard fixed-rate amortizing mortgage, the scheduled principal-and-interest payment remains generally level while the portions allocated to principal and interest change over time.

Down Payment

The down payment reduces the amount borrowed. For example, a $400,000 home with an $80,000 down payment leaves a $320,000 starting loan amount before financed fees or other adjustments.

Property Taxes and Homeowners Insurance

Taxes and insurance vary by property, location, insurer, and time. This calculator divides the annual amounts you enter by 12 to create a monthly budgeting estimate.

Mortgage Insurance

Some loans require mortgage insurance depending on loan type, down payment, loan-to-value ratio, and other rules. Because actual mortgage-insurance pricing varies, MtgCalc365 lets you enter the monthly amount rather than inventing a rate.

HOA Fees

Homeowners association dues are not part of mortgage principal and interest, but they can be an important recurring housing expense for properties subject to an association.

Extra Principal

Additional principal payments can reduce a loan balance sooner and may reduce interest if the loan permits prepayment and the lender applies the extra amount to principal. Borrowers should verify their mortgage terms and servicer procedures.

Example Mortgage

Suppose a home costs $400,000 with an $80,000 down payment. The starting mortgage would be $320,000. At 6.5% fixed interest for 30 years, principal and interest is approximately $2,022.62 per month. Property taxes, insurance, HOA dues and any mortgage insurance would be added separately.

ItemExample
Home price$400,000
Down payment$80,000
Loan amount$320,000
Rate / term6.5% / 30 years
Approx. principal & interest$2,022.62/month

Costs This Calculator Does Not Automatically Estimate

A purchase can involve closing costs, lender charges, appraisal costs, title-related charges, prepaid taxes or insurance, discount points and other expenses. Homeownership can also involve repairs, maintenance and utilities. These costs are not automatically added because they vary substantially.

Frequently Asked Questions

Is this a mortgage quote?

No. MtgCalc365 does not lend money or provide mortgage offers. Results are mathematical estimates based on the numbers you enter.

Does the calculator include taxes and insurance?

Yes, if you enter annual amounts. They are divided by 12 for the monthly estimate.

Does it automatically calculate PMI?

No. PMI and other mortgage-insurance costs vary. Enter a monthly amount when applicable.

Is APR the same as the mortgage interest rate?

No. The note rate is used for the loan's interest calculation. APR is a broader disclosure measure that can incorporate certain finance charges.

Will an extra payment always shorten the mortgage?

It can when the extra amount is applied to principal, but actual results depend on the mortgage contract and servicer practices.

Why might a lender's number differ?

Lender calculations can reflect exact closing dates, payment timing, fees, escrow requirements, rounding, mortgage insurance, loan programs, adjustable rates, and other terms not modeled here.
